As of the last census, Sonoma County had a total population of 483,878 people, and had 207,058 residential housing units. Of those housing units, 139,765 (67.5 percent) were single family detached houses, 17,185 (8.3 percent) were single family attached homes (duplex, triplex, fourplex, duet, flats, inlaws, etc.), 39,341 (19 percent) were apartments, townhouses, or condominiums, and 10,767 (5.2%) were mobile homes. When compared to the statewide averages for California housing figures, Sonoma County has far more than the average percentage of single family detached homes, almost twice the average percentage of mobile homes, far lower than the statewide average percentage of apartments, townhomes, and condos, and the average percentage of attached homes is slightly higher than the California statewide percentage. SO, what do all these numbers mean?! Sonoma County has a highly favorable ratio of owner occupied homes vs. rental properties — good news for those looking to buy a home, but not such great news for those looking to rent a home. More good news for potential home buyers in Sonoma County comes in the fact that home prices in this county are not largely affected by San Francisco or Silicon Valley tech company employers because of the geographic distance from them. Even commutes from Sonoma County to neighboring Marin County, or to Napa County or Solano County, can involve horrendous traffic. Therefore, the home prices most certainly do reflect that fact as well, as many Sonoma County residents choose to work within Sonoma County and avoid the nasty commutes altogether.
