As of the last census, Santa Cruz County had a total population of 262,382 people, and had 105,255 residential housing units. Of those housing units, 67,154 (63.8 percent) were single family detached houses, 8,736 (8.3 percent) were single family attached homes (duplex, triplex, fourplex, duet, flats, inlaws, etc.), 23,050 (21.9 percent) were apartments, townhouses, or condominiums, and 6,315 (6%) were mobile homes.  When compared to the statewide averages for California housing figures, Santa Cruz County has slightly more than the average percentage of single family detached homes, almost twice the average percentage of mobile homes, and only about two thirds of the average percentage of apartments, townhomes, and condos, with the average percentage of attached homes being slightly higher than the California statewide percentage.  SO, what do all these numbers mean?! Although not a large county in terms of population or number of total housing units, Santa Cruz County has a very favorable ratio of owner occupied homes vs. rental properties — good news for those looking to buy a home, but not such great news for those looking to rent a home. With Silicon Valley home prices soaring, Santa Cruz County is becoming an alternative for many home buyers. SO, what are the California state averages, you might ask, for comparative purposes? As of the last census, the state of California had 13,911,737 total housing units, of which 8,138,368 (58.5 percent) were single family detached houses, 973,821 (7%) were single family attached homes (duplex, triplex, fourplex, duet, flats, inlaws, etc.), 4,312,638 (31%) were apartments, townhouses, or condominiums, and 486,910 (3.5%) were mobile homes. With Silicon Valley home prices soaring, Santa Cruz County is becoming a more tempting housing option for many bay area home buyers. The commute via Highway 17 can be abysmal, but then again, most bay area commutes are far from ideal, and they will most likely only get worse…
