As of the last census, San Mateo County had a total population of 718,458 people, and had 273,798 residential housing units. Of those housing units, 155,793 (56.9 percent) were single family detached houses, 22,451 (8.2 percent) were single family attached homes (duplex, triplex, fourplex, duet, flats, inlaws, etc.), 92,269 (33.7 percent) were apartments, townhouses, or condominiums, and only 3,285 (1.2%) were mobile homes. When compared to the statewide averages for California housing figures, San Mateo County has slightly less than the average percentage of single family detached homes, almost one third of the average percentage of mobile homes, slightly more than the statewide average percentage of apartments, townhomes, and condos, and a slightly higher average percentage of attached homes than the California statewide percentage. SO, what do all these numbers mean?! San Mateo County has a distribution of housing units that roughly approximates the California state averages. In the San Francisco bay area, San Mateo County has about an average number of housing units as well, with about half the counties having more housing units and about half having fewer. While this sounds like a happy medium, the bad news is that there is nothing average about the home prices or the rental prices in San Mateo county…in fact, the bad news for those looking to rent and those looking to buy in San Mateo County is that this county is in the middle of two more things, namely, the City and County of San Francisco and the heart of Silicon Valley (Santa Clara County)…together, this powerhouse triumvirate of the three most expensive bay area counties in terms of real estate values, all loaded with huge employers and great public transportation, not to mention great weather as well, make up the peninsula — San Mateo County is the heart of the peninsula, and its soaring real estate values most certainly reflect that fact.
