As of the last census, San Francisco (the City and County of, that is) had a total population of 805,235 people, and had 386,755 residential housing units. Of those housing units, only a very small 20.3 percent (78,511) were single family detached houses, a total of 12.6 percent (48,731) were single family attached homes (duplex, triplex, fourplex, duet, flats, inlaws, etc.), a whopping 66.9 percent (258,740) were apartments, townhouses, or condominiums, and an incredibly small .2 percent (773) were mobile homes. When compared to the statewide averages for California housing figures, San Francisco has only about one third of the average percentage of single family detached homes, a scarce number of mobile homes, more than double the statewide average percentage of apartments, townhomes, and condos, and just less than double the California average percentage of attached homes. SO, what do all these numbers mean?! San Francisco has a very large percentage of rental properties — great news for those looking to rent — but not very encouraging for those looking to buy a home. Single family detached houses represent just one fifth of the total housing units in the city, which means that if you are looking for a house in San Francisco, there are not many of them. There ARE a good number of condos, flats, and TIC’s, however, but the number is still quite small when compared to the number of rental properties in the city. These numbers make sense, however, when one considers the fact that San Francisco is a densely populated urban city. There are far more renters than homeowners in the city and county of San Francisco. Unfortunately for those looking for a home in San Francisco, the rents are very expensive, and for those looking to purchase a home, the home prices are incredibly steep, just like many of the city’s hills.
