Piedmont is a small, primarily residential community located in the hills of Alameda County, surrounded by Oakland. Piedmont is known for its mature, tree lined streets and its gorgeous architecture. Piedmont has a population of about 12,000 people. Piedmont has great schools, great weather, low crime, and a central location — hence, this is an expensive town. One of the wealthiest and most beautiful cities in the east bay, Piedmont has always been home to the boss, the broker, the professional, the heir, and the heiress. It is surrounded by Oakland, and therefore has no room to grow or expand. When businessmen in the late 1800’s tired of the fog and crowds of San Francisco, they looked eastward to the farms and wooded hills of the east bay, purchased lots, and built magnificent homes. The views tend to be excellent, as Piedmont rises way up into the hills. The homes are beautifully maintained, and the yards impeccably kept. A great variety of home styles is evident — a fun place for architects to visit and get ideas (and these days, many of them should make that an obligation, not an option!). Not all homes are huge — there are some smaller ones as well — but the overall theme in Piedmont is one of pleasant tree lined streets, beautifully tended properties, and architectural beauty galore. The schools consistently rank among the highest in the state. Work in Oakland and have a dream commute — otherwise, take BART or even drive — Piedmont has a nice central location. The weather is nearly perfect, and crime is almost nonexistent. Piedmont is an old city. Like many old cities, it has some strange laws that still remain on the books. For example, just in case you get the urge to, you should be made aware of the fact that it is illegal to keep bears, lions, tigers, and, sorry, even RHINOS, at your residence in Piedmont. Furthermore, if you were planning to wash your clothes on a public street, don’t do it! You could get arrested for public indecency (once the police stop laughing at you, that is)! The California state census in 2010 counted 3,861 residential housing units in Piedmont, of which 3,784 were single family detached houses, none were single family attached homes, 69 were apartments, condos, or townhomes, and 8 were mobile homes. You can reach City Hall at 510-420-3040. Baron & Chestney Real Estate features full service discount realtors that will sell your Piedmont home for a TOTAL real estate commission of 2% to 4% only! Piedmont is, simply put, one of the wealthiest and prettiest cities in the east bay. Surrounded by the Oakland hills, Piedmont is completely built out. The academic rankings are always among the highest in the state. This is an elegant city with many beautiful mansions, sweeping views of the bay and beyond, great weather, and almost no crime at all. After the earthquake of 1906, many people left San Francisco for the (presumably) safer, more stable east bay (though it was later discovered to have a fault line of its own, the Hayward fault…). Piedmont was one place where they built quite a few mansions. Even the “smaller” homes absolutely ooze charm. Today, the residents keep them, for the most part, almost impeccably. In 1906, neighboring big city Oakland tried to annex Piedmont (as all big cities try to do to their tiny neighbors, eventually…), but the tiny Piedmont territory’s residents fought for their independence and quickly mobilized and incorporated themselves into their own charming little city.
