As of the last census, Napa County had a total population of 136,484 people, and had 55,301 residential housing units. Of those housing units, 38,325 (69.3 percent) were single family detached houses, 3,207 (5.8 percent) were single family attached homes (duplex, triplex, fourplex, duet, flats, inlaws, etc.), 9,898 (17.9 percent) were apartments, townhouses, or condominiums, and 3,871 (7%) were mobile homes. When compared to the statewide averages for California housing figures, Napa County has far more than the average percentage of single family detached homes, double the average percentage of mobile homes, far less than the statewide average percentage of apartments, townhomes, and condos, and the average percentage of attached homes is significantly lower than the California statewide percentage. SO, what do all these numbers mean?! Napa County has a very favorable ratio of owner occupied homes vs. rental properties — in fact, Napa County has the highest percentage of home ownership of any county in the San Francisco bay area, which is great news for those looking to buy a home, and bad news for those looking to rent a home. The California state average is only 58 percent, and half of the bay area counties have less than 55 percent of their housing units as detached houses. More good news comes in the fact that this county, although it has some employers of its own, is not ideally geographically positioned for easy commutes to other locations, so its home prices are not greatly influenced by the “Silicon Valley employer” factor that drives so many bay area homes to astronomical prices. The commute from Napa County to other locales can quite quickly (or, rather, quite slowly, that is!…) become horrific, with one or more bridges being a part of the nightmare. The home prices do certainly reflect that fact, notching down considerably from other bay area counties. You can buy a house in Napa County — and if you can find local employment as well, or if you are retired or independently wealthy, you can spend much more of your time enjoying that home, as opposed to being stuck in your car in snarling commute traffic. Napa County has the highest percentage of “second homes” or “vacation homes” of any San Francisco bay area county. However, Napa County also has the lowest number of housing units by far of any San Francisco bay area county — about half as many as Marin County, in fact which has the second lowest of any bay area county.
