As of the last census, Marin County had a total population of 252,409 people, and had 112,259 residential housing units. Of those housing units, 70,163 (62.5 percent) were single family detached houses, 9,205 (8.2 percent) were single family attached homes (duplex, triplex, fourplex, duet, flats, inlaws, etc.), 30,983 (27.6 percent) were apartments, townhouses, or condominiums, and just 1,908 (1.7%) were mobile homes.  When compared to the statewide averages for California housing figures, Marin County has slightly more than the average percentage of single family detached homes, almost half the average percentage of mobile homes, slightly less than the statewide average percentage of apartments, townhomes, and condos, and the average percentage of attached homes is slightly higher than the California statewide percentage.  SO, what do all these numbers mean?! Although not a large county in terms of population or number of total housing units (Marin County is the second smallest of all bay area counties in terms of both population and housing units — only Napa County has fewer of each), Marin County has a very favorable ratio of owner occupied homes vs. rental properties — good news for those looking to buy a home, but not such great news for those looking to rent a home. Marin County has very few employers and very little public transportation, as well…as a result, its average home prices, which were consistently the highest in the San Francisco bay area for many decades, have now fallen below those of San Mateo, San Francisco, and Santa Clara Counties, all of which have a plethora of huge employers and public transportation. All of a sudden, Marin County, now only the fourth most expensive county in which to buy a home in the San Francisco bay area,  is starting to look like a bay area real estate bargain!
