As of the last census, Contra Costa County had a total population of 1,049,025 people, and had 406,803 residential housing units. Of those housing units, 274,593 (67.5 percent) were single family detached houses, 30,917 (7.6 percent) were single family attached homes (duplex, triplex, fourplex, duet, flats, inlaws, etc.), 94,378 (23.2 percent) were apartments, townhouses, or condominiums, and just 6,915 (1.7%) were mobile homes. When compared to the statewide averages for California housing figures, Contra Costa County has significantly more than the average percentage of single family detached homes, almost half the average percentage of mobile homes, significantly less than the statewide average percentage of apartments, townhomes, and condos, and the average percentage of attached homes is slightly higher than the California statewide percentage. SO, what do all these numbers mean?! The third largest San Francisco bay area county both in terms of population and number of total housing units, Contra Costa County has a very favorable ratio of owner occupied homes vs. rental properties — good news for those looking to buy a home, and not such great news for those looking to rent a home. More good news comes in the fact that this county, although it has some large employers of its own, is not ideally geographically positioned for easy commutes to San Francisco or Silicon Valley. Certainly, there is BART, and there are the Bay Bridge and the San Mateo Bridge, but unless you get on BART at 5am, good luck getting a parking spot or a seat, and when you throw in the Caldecott Tunnel, and/or any of the bridges, or try driving to Silicon Valley, the commute from Contra Costa County can very quickly (or, rather, very slowly, that is!…) become absolutely horrendous. The home prices do somewhat reflect that fact, notching down considerably from the coastside and bayside county home prices, though, so one can buy more home for one’s real estate dollar, and that is one of the main attractions of Contra Costa County.
