Burlingame is an upper peninsula San Mateo county city that stretches from the flatlands along highway 101 near the San Francisco Airport upwards to the hills near Hwy 280. Burlingame was named after Anson Burlingame, a U.S. Ambassador to China, who owned 1200 acres nearby, but never actually lived in the city (?!). The population of Burlingame is about 29,000 people. Burlingame can be heavenly if you already own a home there, as the home prices are notably steeper than those in surrounding cities because folks seem obsessed with the ethereal charm of Burlingame and are willing to pay a premium for it. If you are looking to buy a home in Burlingame, however, be prepared for a nasty experience — you should be ready to pay dearly for a home, to have a lot of competition in the form of multiple offers for well over asking price (even in a slow real estate market), and to potentially be subjected to the “BurlinGAME”, which is a little game that the BurlinGAME realtors play involving “pocket listings” and “vanishing offers” and other such real estate GAMES. After all, when you attend an open house and they are setting up orange traffic cones and the police are out directing traffic around the place (a commonplace sight in Burlingame), that should be a sign to you that you are in for a battle if you wish to acquire that home! Yet, for some reason, people focus only on the charm of Burlingame, especially its downtown area, and they just can’t seem to get enough of it — even worse, they invariably and almost purposely seem to overlook any and all of Burlingame’s negative aspects, of which there are many. This leads to irrational buying behavior and unjustifiably inflated home prices. Before buying a home in Burlingame, you should be aware of several factors that many people are too blind to see once they have fallen under the magical siren spell of Burlingame. First of all, Burlingame is an old airport flyover town — just as neighboring San Bruno and Millbrae and even San Mateo are. Despite what most folks claim, it is NOT exempt from or immune to the airport noise and traffic that affect ALL of the San Mateo County northern peninsula cities that lie along the Hwy 101 corridor. (No, the planes do not divert from their flight paths just for Burlingame — despite what some people might tell you — sorry!). Next, Burlingame is a very old city that has serious infrastructure problems as a result of years of neglect and is an excellent example of Proposition 13 in action (or lack thereof, rather!) — most notably, the city has serious flooding and drainage problems throughout, as a result of obsolete and decrepit piping, which they readily admit — this will be dreadfully expensive to repair and will eventually come from the pockets of homeowners in the form of special property tax assessments. In fact, to make things even worse, a full TWO-THIRDS of the city of Burlingame is located in a flood zone (after all, the flatlands of Burlingame sit barely above sea level and much of it was once swampland that was land-filled)– so, check with the city for more information before you take a “bath” on a purchase in Burlingame! Flood insurance is almost a must. Call the city at 650-344-1735. Still can’t get enough of that elusive Burlingame “charm”? On the positive side, Burlingame has many mature trees lining the streets — these heritage trees are owned and maintained by the city. (As an added benefit, they also help suck up some of the water whenever the sewer lines overflow!) Also, Burlingame has a CalTrain station and easy access to both Hwy 101 and Hwy 280, making for a decent commute. The school rankings in Burlingame are in the 70th to 90th percentiles among California public schools. Kids attend either Burlingame High or Mills High in Millbrae. The 2010 state census listed 12,934 residential housing units in Burlingame. Of these, 6,147 were single family attached houses, 423 were single family attached homes, and 6,364 were apartments, townhouses, or condos. (Those statistics help explain the high percentage of renters).
