Balboa Terrace is bordered by St. Francis Wood to the north, Ingleside Terrace to the south, Lakeside to the west, and Mt. Davidson Manor to the east — all good neighborhoods. In 1911, the A.S. Baldwin Residential Development Company purchased 725 acres of Adolph Sutro’s massive 1,000 acre oceanside estate. The land from this purchase became the neighborhoods of Balboa Terrace, Forest Hill, St. Francis Wood, Westwood Park, and Monterey Heights — a handful of San Francisco’s finest neighborhoods. At first, the inaccessibility of these neighborhoods to the downtown business district was a problem. However, the United Railroad Company built a line out to Ocean Avenue, and blasted out the Twin Peaks Tunnel, which made rapid transit available to downtown beginning in 1918. Portola Drive was also built, connecting St. Francis Circle to the Twin Peaks extension of Market Street. Sloat Boulevard provided a pathway to the ocean, and then 19th Avenue, providing north-south access, was built in 1924. All of these developments helped transform a somewhat isolated area into a very desirable residential neighborhood. The Balboa Terrace District of San Francisco is an exclusive, residential-only neighborhood made up entirely of single family detached houses. Like neighboring St. Francis Wood, Balboa Terrace has a very suburban feel to it. The houses are large and custom built, and sit on large lots with plenty of distance to the street and to neighboring homes. Cars may be parked safely on the streets — even overnight. This is certainly one of San Francisco’s most charming neighborhoods.
