As of the last census, Alameda County had a total population of 1,510,271 people, and had 592,796 residential housing units. Of those housing units, 318,926 (53.7 percent) were single family detached houses, 47,423 (8 percent) were single family attached homes (duplex, triplex, fourplex, duet, flats, in-laws, etc.), 218,741 (36.9 percent) were apartments, townhouses, or condominiums, and 7,706 (1.3%) were mobile homes. When compared to the statewide averages for California housing figures, Alameda County has somewhat lower than the average percentage of single family detached homes, somewhat more than the statewide average percentage of apartments, townhomes, and condos, a somewhat higher average percentage of attached homes than the California statewide percentage, and only about a third of the California state average percentage of mobile homes. SO, what do all these numbers mean?! Alameda County has a distribution of housing units that roughly approximates the California state averages, although there is about a 5 percent shift away from single family homes and towards apartments, condos, and townhomes. In the San Francisco bay area, Alameda County has the second highest population and also the second highest number of housing units as well of any county, (with Santa Clara County having the highest in both categories), with Contra Costa and San Francisco counties coming in third and fourth place with just over 400,000 housing units and just under 400,000 housing units each, respectively. The great news for those looking to buy a home or rent a home in Alameda County is that this county has a huge number of housing units. The bad news, however, is that this county is centrally positioned to allow commutes to both San Francisco and Silicon Valley, AND, Alameda County itself has a large number of big employers of its own, so the real estate values do reflect those facts. Still, with almost 375,000 single family homes, (second only to Santa Clara County’s roughly 425,000 single family homes), Alameda County is a great place to buy a house, thanks to the sheer number of them, with neighboring Contra Costa County’s roughly 300,000 single family homes being a big step down, and the across the bridge neighbor of San Mateo County only offering about 200,000 single family homes; the numbers drop even lower in each of the remaining San Francisco bay area counties.
