The Baron & Chestney Real Estate philosophy (and hence our real estate business model, as well) is based on the idea that the traditional real estate commission, i.e. a 6% commission, is simply too expensive, and does NOT serve to facilitate purchases of real estate or sales of real estate for home buyers or home sellers. In fact, we feel that it is the major obstacle and objection that most folks cite as barrier or “deal killer” that prevents the successful completion of many real estate transactions. Because the potential home buyer and home seller often cannot reach an agreement on the sales price and terms, we have seen in recent years the unfortunate trend of a greater increase in “For Sale By Owner” properties, as various “help you to sell” or “assist you to sell” types of intermediary services. We do not feel that either of these “compromise solutions”, often jokingly referred to as “HOPE you sell” or “ATTEMPT to sell”, nor the non-completion of an otherwise win-win real estate transaction, should happen simply because of a 6% realtor commission rate that is, frankly, generally perceived by most folks as being FAR too expensive and RARELY fully earned and deserved by the realtor. Therefore, at Baron & Chestney Real Estate, we guarantee that listing your home for sale with one of our discount real estate brokers means that you will never pay a TOTAL of more than a 4% realtor commission to sell your home, and you could pay as little as only a 2% realtor commission in TOTAL to sell your home through one of our discount realtors. In addition, we like to work as home buyer’s discount brokers, as well, and we reward our home buyers for submitting offers through a Baron & Chestney discount realtor by giving them a home buyer rebate of 2%* of the purchase price of the home, taken from our real estate commission at the close of escrow.

Yes, even brand new homes being sold directly through new home builders may qualify for our home buyer rebate program, as well! Thinking about buying a brand new home from a builder of a new development? Call Baron & Chestney Real Estate BEFORE you visit the model homes! Many home builders offer real estate broker commission incentives. In fact, as the real estate market cools, these rebate amounts can be quite substantial. The realtor rebate amounts will vary from home builder to home builder, but the catch is ALWAYS that a real estate broker MUST accompany you on your very FIRST visit to the model homes, to register you, and for the realtor to register as well. Do not go see the homes without calling Baron & Chestney Real Estate first! One of our Baron & Chestney discount real estate brokers will check to see what sort of realtor commission incentives the home builder may offer, and then we can arrange for one of our Baron & Chestney discount realtors to accompany you on your first visit to see the model homes. Once you put your name on the home builder’s list, there will be no home buyer rebates and no real estate broker incentives for anyone. One of our discount real estate brokers must accompany you on your FIRST visit to the model homes in order to be able to get you a home buyer rebate, if the builder offers realtor incentives.

*(Assumes a standard 6% real estate commission with a 3% real estate commission to home buyers real estate broker and a 3% real estate commission to home sellers real estate broker)

The only exception to the rule is when a Baron & Chestney discount realtor is also representing the home seller — in this case, Baron & Chestney’s total real estate commission would be only 2% — our discount brokers are quite reasonable, but they cannot make zero commission on the deal! Another exception to the 2% home buyers rebate program would be if a house is listed with another real estate brokerage for only, say, a 5% real estate commission. In that case, Baron & Chestney Real Estate would only get a 2.5% realty commission, and we would keep our usual 1% realty commission. Therefore, the home buyer’s rebate would only be able to be 1.5% of the purchase price of the home. This is a less common scenario, but it does occur once in a while. Downward pressure has been exerted upon real estate commissions across the board largely as a result of the competitive pressures that our discount real estate business model has placed upon our old fashioned 6% competitors from the national chain real estate companies. Even in the cases of these exceptions, however, both home buyer and home seller still win– a home seller represented by a Baron & Chestney Real Estate discount broker and a home buyer represented by a Baron and Chestney Real Estate discount realtor would essentially each save about 2% in realtor commissions, because Baron & Chestney discount realtors only make 2% in total on the transaction (a 1% realtor commission on each transaction side). The remaining 4% of what otherwise would have been a real estate commission becomes “negotiating territory” between the home buyer and home seller, and that money flows back into the pockets of our clients, where it belongs. This brings up yet another benefit to real estate buyers and real estate sellers that logically follows — Baron & Chestney Real Estate makes the transaction possible and gets the deal done in a win-win manner for all parties involved! By sacrificing as much as 66% of our real estate commissions, Baron & Chestney Real Estate discount brokers greatly decrease the “price gap” between what a home buyer is willing to pay for the property and what a home seller is willing to sell the property for, thereby allowing them both to agree on a fair price and make the deal happen! Best of all, Baron & Chestney Real Estate is a full service discount commission real estate brokerage– you lose nothing, and you don’t have to do any of the work yourself! In fact, you not only save THOUSANDS of realtor commission dollars when you use one of our discount realtors, but you also benefit from the years of real estate knowledge and real estate experience that one of our discount real estate brokers brings to the table. Therefore, we do not bring the hatred of our 6% commission competitors upon ourselves or our clients, and they are quite willing and happy to work with us on either side of a transaction. The money comes out of the pockets of our Baron & Chestney discount realtors. However, Baron & Chestney Real Estate discount brokers DO get more business and more referrals from happy home buyers and home sellers– so we definitely win, too! Honestly, only those in the real estate business who will not discount their traditional 6% realtor commission are the ones who are truly losing … and, whose fault would that be?!

EPILOGUE, 2018: Great news for you….thanks to the relentless pressure that our business model has exerted upon the real estate industry, we are happy to report that the age-old, supposedly set in stone 6% commission has been chipped away and broken down in many cases and replaced by a new norm of the 5% commission…so, what does that mean?  It means that our old “range” of 2% to 4% is more often now capped at 3.5%, because the buyer’s side agent will now often take 2.5% instead of the 3% that was the old rule…so, if we take our 1% and they take 2.5%, you will now usually pay no more than a 3.5% total commission to sell your home with Baron & Chestney!  Can we get a THANK YOU?! You are quite welcome….and remember, if we bring you the buyer, you hit the jackpot — you only pay 2% TOTAL commission to sell your home!  We were right ages ago, and what we said has indeed come to pass…time has proven it….we have made it so….but is the old 6% still around? Sure.. some properties need a little extra “help” to get sold… and some sellers want to sell fast, and/or offer a bonus incentive to get those buyer’s agents working extra hard to bring them a great buyer and a great price….also, remember, all things change…and most things real estate are cyclical… in a slower market, the 6% commission can still rear its ugly head….and, as the saying goes, no rest for the wicked….the wily and weaselly will always work hard to find OTHER ways to hoodwink, fleece, and bamboozle you….like the off-market pocket listing, for example, favored by the old guard 6% companies…or the “sell or buy a house app” approach to real estate (as opposed to using a live, local, veteran broker) that is favored by the johnny-come-lately copycat “e-companies”, for example, among a myriad of other parlor tricks both old and new….but, we remain here at your service… old world service and quality paired with a modern and ultra progressive business model that will save you tens of thousands of dollars on any real estate transaction…your knights, fighting for what is right, defending your castle’s equity against any and all foes…putting money back into YOUR pockets, where it belongs…put the others to the test, and then call us, the original and the best….as we have always said, our clients are the smart ones…

HOWEVER, what IS the deal with this new wave of copycat “e-companies” that have recently popped up, offering to save you money by doing your real estate transaction online? These are FAR worse than the old guard companies! The old guard companies at least offer stability and reputation. They are solid companies with years of experience. They are real people who are live and local. We respect that. They are our professional colleagues. This new wave of copycats and pretenders, however, offers NO stability, NO reputation, and NO experience. Most of them are not located in the bay area, or even in the state of California!!! Some are not even located in the United States!!! They are “e-companies”, “i-companies”, out of the country companies, out of state companies, and out of the bay area companies. They are computer programs and algorithms and “apps” that propose to walk you through the sale of your home and/or purchase of your San Francisco bay area home online, in customer service “chat rooms” and real estate “help forums”, as well as via phone counselors located in some foreign country…oh, and you can email them 24/7/365, too! REALLY?! Oh, but don’t worry — they’ve got lots of flash and dash, and plenty of venture capital cash! Now, doesn’t THAT make you feel safe and secure?!  Well, do not despair… We DO realize that you want to save money on your real estate transactions. We were FOUNDED on that principle.
