WELCOME TO THE FUTURE OF REAL ESTATE! WELCOME TO BARON & CHESTNEY REAL ESTATE!
There are several very important characteristics which make Baron & Chestney Real Estate unique in the real estate industry. First and foremost, Baron & Chestney's real estate business model and real estate philosophy is based on a win-win strategy for both home buyer and home seller. Baron & Chestney discount real estate brokers are able to save our home selling and home buying clients THOUSANDS of dollars in realtor commissions on any purhcase or sale of real estate, anywhere in the San Francisco Bay Area. This massive savings is achieved by our Baron & Chestney discount realtors taking full advantage of the unique position that the real estate broker holds in every real estate transaction. The real estate broker serves as a buffer or cushion in a real estate transaction between home buyer and home seller. Traditionally, the real estate broker does not do any FINANCIAL buffering, though! He or she soothes tempers, appeals to logic and reason, tries to convince both parties to negotiate and compromise on price and terms, and tries to keep all parties happy even though they are each doing a bit of giving and taking in order to achieve a "meeting of the minds" and successfully close the real estate deal. However, while encouraging the home buyer and home seller to make all sorts of concessions to EACH OTHER, the real estate broker himself/herself is always playing only with the dollar amounts that will affect the home buyer's or home seller's bottom line, as opposed to the broker's OWN bottom line! In other words, when it comes to negotiating with OTHER people's (clients') money, the real estate broker is quite willing to "wheel and deal". HOWEVER, traditionally, strangely enough, despite promoting the spirit of negotiation and compromise, THE REAL ESTATE BROKER DOES NOT COMPROMISE HIS OWN PRICE (COMMISSION)!*
*(Note: occasionally, there is some slight commission discounting, especially in some extremely "hot" real estate markets, such as San Francisco. Realtor commission discounts of .5% are now becoming more common, especially as a result of the intense competitive pressure that the discount real estate movement is bringing upon the old fashioned 6% commission realtors. However, the key here is that .5% is very SLIGHT real estate commission discounting, and it is only occasionally done, on a property by property basis. At Baron & Chestney Real Estate, our discount real estate brokers discount their realtor commissions SIGNIFICANTLY, and we do it ALL OF THE TIME, on ALL PROPERTIES, ON ALL SAN FRANCISCO BAY AREA REAL ESTATE!).
SO, WHY is the traditional real estate broker so unwilling to discount his or her 6% realty commission?! Isn't it just a bit hypocritical to find that very same real estate broker who is always encouraging the home buyer and home seller to negotiate and compromise with each other over the sales price and terms of the property being completely UNWILLING to negotiate and compromise when it comes to his or her OWN price and terms?! Well, at Baron & Chestney Real Estate, we've asked ourselves the same question! The answer is that there is NO "good" reason. There are lots of "bad" reasons, though -- anything from justifications to excuses to rebuttals to nonsense to outright lies, in fact! Therefore, AT BARON & CHESTNEY REAL ESTATE, WE HAVE PUT ASIDE THE 6% REAL ESTATE COMMISSION NONSENSE, AND INSTEAD DEVELOPED A WAY TO TRULY TAKE ADVANTAGE OF THE REAL ESTATE BROKER'S UNIQUE POSITION BETWEEN HOME BUYER AND HOME SELLER BY PUTTING OUR MONEY WHERE OUR MOUTH IS. IN OTHER WORDS, A PORTION OF OUR REAL ESTATE COMMISSIONS ARE CONTRIBUTED INTO THE REAL ESTATE TRANSACTION. IF WE ARE GOING TO FACILITATE A SPIRIT OF NEGOTIATION, WE FEEL THAT WE SHOULD NOT BE HYPOCRITICAL, BUT RATHER WE SHOULD JOIN IN AND CONTRIBUTE AS WELL. After all, in every real estate transaction, THE HOME SELLER EVENTUALLY REACHES A PRICE FOR LESS THAN WHICH HE WILL SIMPLY NOT SELL THE PROPERTY, AND THE HOME BUYER EVENTUALLY REACHES A PRICE FOR MORE THAN WHICH HE WILL SIMPLY NOT PURCHASE THE PROPERTY. At that point, if that number is the same for both parties, and agreeable to both parties, a deal is made. However, especially in a slower real estate market, and even quite often in a "hot" market, the home seller and home buyer are just not reaching each other in terms of PRICE. There is a price gap between the seller's lowest selling price and the buyer's highest buying price -- and then the real estate transaction simply dies if neither party is willing to budge. Preposterous? Hardly! It happens ALL THE TIME in the real estate industry. Yes, even in the San Francisco Bay Area real estate market! THEREFORE, WHERE CAN DOLLARS BE COMPROMISED WITHOUT HURTING EITHER THE HOME BUYER OR THE HOME SELLER? THE LOGICAL, BUT ALMOST ALWAYS OVERLOOKED, ANSWER IS THE REAL ESTATE BROKER! AT BARON & CHESTNEY REAL ESTATE, WE CLOSE THE PRICE GAP BETWEEN BUYER AND SELLER BY PUTTING THAT 6% REAL ESTATE COMMISSION "BUFFER" TO WORK FOR YOU, OUR CLIENTS!!! BARON & CHESTNEY REAL ESTATE'S DISCOUNT REALTORS CHARGE MUCH LOWER COMMISSIONS SO THAT WE CAN COMPLETE MANY MORE SUCCESSFUL REALTY TRANSACTIONS THAT WOULD HAVE NEVER HAPPENED OTHERWISE. AT BARON & CHESTNEY REAL ESTATE, OUR DISCOUNT REAL ESTATE BROKERS BRIDGE THE PRICE GAP BETWEEN THE HIGHEST PRICE THE HOME BUYER WILL OFFER AND THE LOWEST PRICE THE HOME SELLER WILL ACCEPT. Simple? Absolutely! Sensible? Absolutely! Commonly done? Absolutely NOT! Welcome to the future of real estate! Welcome to Baron & Chestney Real Estate!
IMAGINE A WORLD IN WHICH THE REAL ESTATE BROKER ACTUALLY HELPS BRING THE HOME BUYER AND THE HOME SELLER CLOSER TOGETHER ON THE SALES PRICE BY CUTTING INTO HIS OWN REALTY COMMISSION! THAT IS WHAT A BARON & CHESTNEY DISCOUNT REAL ESTATE BROKER DOES. We close the price gap between buyer and seller!
A BARON & CHESTNEY DISCOUNT REALTOR WILL NEVER MAKE MORE THAN A 1% REAL ESTATE COMMISSION FOR EACH "SIDE" OF A REAL ESTATE TRANSACTION. FURTHERMORE, THE MAXIMUM TOTAL REALTOR COMMISSION THAT A BARON & CHESTNEY DISCOUNT REAL ESTATE BROKER WILL EARN ON ANY SINGLE REAL ESTATE TRANSACTION IS ONLY A 2% REAL ESTATE COMMISSION, AND THAT SCENARIO OCCURS ONLY WHEN A BARON & CHESTNEY REAL ESTATE DISCOUNT BROKER REPRESENTS BOTH THE HOME SELLER AND THE HOME BUYER (with full disclosure to and permission from both parties, of course, as required by law). IN SUCH A CASE, THE 2 % REAL ESTATE COMMISSION WOULD BE DERIVED FROM A 1% REALTOR COMMISSION ON THE SELLER'S SIDE AND A 1% REAL ESTATE COMMISSION ON THE BUYER'S SIDE).
Essentially, a real estate broker will earn almost the same amount of real estate commission, regardless of slight selling price variations. The traditional real estate broker simply wants the deal to go through, because the sales price doesn't really affect his own bottom line very much. If the house sells for $500,000, the real estate broker will earn a $30,000 commission. If it sells for $510,000, the real estate broker will earn a $30,600 commission. If it sells for $490,000, the real estate broker will earn a $29,400 commission. In all three cases, the real estate broker basically makes about $30,000. The $510,000 price may get the broker more referrals from the home seller, and the $490,000 sales price may get the broker more referrals from the home buyer. But, the bottom line is that it really isn't much off of the real estate broker's bottom line either way! So, the traditional real estate broker simply encourages the home sellers and the home buyers to compromise, and pushes hard for the deal to go through, no matter what. After all, as the saying goes, the broker has no "skin in the game" -- HIS money is not on the table, so to speak! Amazingly, though, if asked to discount his real estate commission, and thereby contribute some of his OWN bottom line into the deal, the traditional real estate broker WILL NOT NEGOTIATE OR DISCOUNT OR COMPROMISE HIS OWN COMMISSION FEES TO FACILITATE THE DEAL! Well, fancy that! Why not? The answer runs the gamut of pathetic excuses, ranging anywhere from simple unwillingness to discount commissions to actual inability to do so, as a result of the massively high overhead of the soon to be obsolete 6% real estate commission business model. Remember, that 6% real estate commission is being divided many, many times among many people. In order for the one realtor who actually represents you in the sale of your home to earn about 1% on the transaction, the commission actually needs to be "marked up" about sixfold, which is how they arrive at that vexing 6% figure! But, now you have a choice. Eliminate all the middlemen and middlewomen and deal directly with a Baron & Chestney Real Estate discount broker and save yourself THOUSANDS of dollars in unnecessary, overinflated realtor commission markups!

You've probably heard the old saying that the value of a piece of real estate is determined by three factors -- location, location, and location. Well, the likelihood of a real estate deal happening is based on three factors as well -- price, price, and price! Yes, believe it or not, once an offer on a property has been made, THE SINGLE MOST IMPORTANT FACTOR IN MAKING OR BREAKING A REAL ESTATE DEAL IS SIMPLY THE PRICE. THE SELLER WANTS TO SELL FOR A HIGHER PRICE AND THE BUYER WANTS TO BUY FOR A LOWER PRICE. "Well, that's obvious!", you say. However, think about it. How is such a real estate transaction destined to play out? Each side must win and lose a bit, and negotiate and compromise if the deal is to go through, correct? What if the buyer and seller simply cannot compromise and cannot reach an agreement that is mutually satisfactory for both parties? There is a price gap between the buyer and the seller, and the deal simply dies because there is no way to close or bridge that price gap. Traditionally, that is what would happen. However, Baron & Chestney Real Estate's discount real estate brokers have devised a way in which both home seller and home buyer can still come out winners. How? A BARON & CHESTNEY DISCOUNT REAL ESTATE BROKER IS WILLING TO BRIDGE THE PRICE GAP BETWEEN THE BUYER'S AND SELLER'S "FINAL" PRICE BY DISCOUNTING OUR REALTOR COMMISSIONS WHEN NEITHER HOME BUYER NOR HOME SELLER WILL BUDGE ON THE SALES PRICE. BY CHARGING LOWER REAL ESTATE COMMISSIONS, a Baron & Chestney discount realtor gives the realty transaction a much better chance of happening, and, better yet, in a win-win fashion!
