HOME BUYERS SAVE THOUSANDS -- EXAMPLES OF HOW OUR HOME BUYER CASH REBATE PROGRAM WILL SAVE YOU THOUSANDS OF DOLLARS WHEN USING BARON & CHESTNEY REAL ESTATE TO BUY ANY HOME IN THE SAN FRANCISCO BAY AREA
BACKGROUND: A standard 6% real estate commission is made up of two parts: a 3% commission to the home seller's agent, and 3% commission to the home buyer's agent. If Baron & Chestney Real Estate represents you as home buyer's agent in the purchase of a home that is listed at a 6% commission, we would receive a 3% commission for representing you, the buyer. This realty commission --- the whole 6% (which includes our 3% share, since this is part of that 6%) is paid by the SELLER. (All real estate commissions are paid by the home seller, not the home buyer). From our 3% cut, we will then rebate back to you, the buyer, after the close of escrow, 2% of that commission, and keep only a 1% commission for ourselves. The real estate rebate comes after the close of escrow, or at the time of escrow, if you so choose. It is a realtor commission rebate, for up to 2% of the purchase price of the home. Why do we say UP TO? Well, occasionally, a home is listed at, say, a 5% commission rate. This means a 2.5% real estate commission to each real estate broker (buyer's broker, and seller's broker) involved in the transaction. At Baron & Chestney Real Estate, it is our company policy to always make a 1% real estate commission on each side of a real estate transaction, but never more than that. Therefore, after we take our 1% realtor commission, there is only a 1.5% commission left to rebate to you. You will still get that rebate, of course. By shopping only for homes listed at 6% commission rates, you can GUARANTEE yourself a 2% rebate, though. All that is required is that you must make the purchase offer through Baron & Chestney Real Estate, and your deal must be accepted and then successfully closed through escrow. Once we get our real estate commission check, we allow it to clear our bank account, and within 2 weeks of that time, you will receive your realtor rebate check. In the event that you choose to have your rebate credited through escrow, that can also be arranged, as well.
EXCEPTIONS: One obvious exception is as follows: Remember, we must make at least a 1% real estate commission per side of any deal. Therefore, on any home that is LISTED with Baron & Chestney Real Estate, we cannot offer you a real estate rebate. If we are making a MAXIMUM of a 2% real estate commission on any real estate transaction (1% per "side" of the deal), and then we were to rebate that money back to you, we would make zero! While we certainly love our clients, we do have families to feed, so this simply cannot be done! Also, on any NON- Baron & Chestney listed home, a home buyer real estate rebate can only be paid if the commission rate to the buyer's agent exceeds 1%. We always take our 1% realtor commission, and then we rebate the remainder of the
commission back to you.
YES, OUR HOME BUYER REBATE PROGRAM APPLIES TO ALMOST ANY HOME!: Remember, any NON-Baron & Chestney listing that pays more than a 1% real estate commission to the buyer's real estate agent will qualify you for our home rebate program. Buy any home listed with Coldwell Banker, Century 21, ReMax, Prudential, etc -- it doesn't matter! In fact, since those companies charge 6% realtor commissions, your chances of getting a full 2% real estate rebate are really great when buying a home listed with any of the large 6% real estate commission national chain firms!
Yes, even brand new homes sold through new home builders may apply, as well! Thinking about buying a brand new home from a builder of a new home development? Call Baron & Chestney Real Estate BEFORE you visit the model homes! Many home builders offer real estate broker incentives. In fact, as the real estate market cools, the incentive amounts can be quite substantial. The amounts will vary from home builder to home builder, but the catch is ALWAYS that a real estate broker MUST accompany you on your very FIRST visit to the new development, to register you. Do not go see the model homes without calling Baron & Chestney Real Estate first! We will check to see what realtor commission incentives the builder may offer, and then we can arrange to accompany you on your first visit to see the model homes. If we do not go with you, there will never be a chance for you to receive a realtor commission rebate. Once you put your name on the home builder's list, there will be no rebates and no incentives for us, or for you. We must accompany you on your FIRST visit to the new development and register you and one of our discount real estate brokers on the builder's list in order to be able to get you a real estate commission rebate, if the builder offers real estate broker incentives.

1. Low Priced Home Example: Buy a 2 Bedroom, 2 Bathroom, 800 Square Foot Condominium in San Mateo. Price: $500,000. Your real estate rebate would be 2% of the purchase price, calculated as follows: $500,000 x .02 = $10,000 rebate! -- Go buy yourself a new Hyundai!
2. Mid Priced Home Example: Buy a 2 Bedroom., 2 Bathroom, 800 Square Foot Condominium in Burlingame. Price: $750,000. Your realtor rebate would be 2% of the purchase price, calculated as follows: $750,000 x .02 = $15,000 rebate! -- Go buy yourself a new Ford Or Chevy!
3. High Priced Home Example: Buy a 1 Bedroom, 1 Bathroom, 800 Square Foot Cabin in Atherton. Price: $1,000,000. Your realty rebate would be 2% of the purchase price, calculated as follows: $1,000,000 x .02 =$20,000 rebate!-- Go buy yourself a new Honda or Toyota!
